Zoning Board · Meeting of August 27, 2026

Chatham zoning board splits 4-1 over a shorefront addition, continues two contested teardown-rebuilds. Chair David S. Nixon cast the lone dissent on a special permit for 128 Woodcarver Knoll, warning "we get complaints in town about houses that just keep getting bigger, bigger, bigger." The board unanimously approved additions at 80 Middle Road and a full rebuild at 98 Oceanport Lane, the latter backed by seven letters of neighbor support.

A 45 Crows Pond Road rebuild, where gross floor area would nearly triple to roughly 7,500 square feet, was continued to October 22 after member Leigh Hovey said it would hurt the neighborhood's character. At 270 Stage Island Road, applicants withdrew a variance and continued a related special permit after trustees of the Stage Island Common Land and Road Trust objected, with trustee Deborah Nelson citing a "close call" on a dangerous curve. A Kingsbury Way addition was continued to November 5.
