Zoning Board · Meeting of September 17, 2026
Chatham's Zoning Board of Appeals ordered open meeting law training and caught a minutes error misstating a split vote as unanimous. Town Counsel Liz Lydon told the board a prior chair improperly discussed a pending vote during a meeting recess, prompting a unanimous 4-0 vote to delegate written responses to complaints from Carolyn McClellan and Steve Buckley to her office. Member Paul Semple flagged that draft August 13 minutes wrongly described a 2-1 vote denying application 26-046 as unanimous; the board tabled those minutes for correction.
The board continued a 74 Palmer Drive second-floor addition to November 19 over mismatched architectural drawings, and approved, 4-0, a special permit letting an oversized generator and HVAC units remain near a Sandy Shoes Lane property line, conditioned on testing "no more frequent than once every two weeks" between 10 a.m. and 3 p.m. Four other mechanical-equipment and shed permits, at 297 Shore Road, 127 Shane Drive, 38 Marshby Road, 10 Vineyard Ave and 631 Main Street, were all approved unanimously without conditions.
