Zoning Board · Meeting of September 24, 2026
Chatham's Zoning Board of Appeals approved six demolition, rebuild and addition projects, including a contested teardown at 127 Stage Harbor Road. Attorney Jack Herndon, representing neighbors Ned Williams and his wife, argued the project's roughly 2,600-square-foot basement could later become living space, while applicants' attorney William F. Riley countered, "We don't think we're obligated to give the neighbors veto power over our design." The board approved it unanimously, conditioned on the basement staying unfinished and on protecting a century-old linden tree.
Separately, attorney William G. Litchfield won a variance for a 12 Mistover Lane bathroom addition under a new, looser state standard effective July 8; Vice Chair Virginia Fenwick recused herself as an abutter, and the board voted 4-0. The board also heard an informal pitch from developer Ronald Rudnick for eight moderately priced homes on Crowell Road aimed at buyers earning a combined $200,000.
