Zoning Board · Meeting of October 22, 2026

Chatham's Zoning Board denied a Hallway Street variance and adopted a new pre-application review policy. The board voted 5-0 Thursday to reject Joan Ann Barsamian's request for a dimensional variance to add 535 square feet near the Coastal Conservancy District at 75 Hallway Street, after first voting 2-3 against letting her withdraw the application without a decision. Attorney William G.

Litchfield, representing abutters, told the board "there is absolutely no benefit to the public interest" in the project. Separately, the board voted unanimously to let Chair David S. Nixon and staff add informal pre-application discussions to the agenda for large projects affected by the state's revised Chapter 40A variance standard.

The board also approved a redesigned 6,500-square-foot home on Crows Pond Road, 5-0, and a Stage Island Road rebuild, 4-1, over Nixon's objection that "the mass of this is just too much." Geranium Drive homeowners withdrew a screened-porch request after members signaled likely denial over an oversized, previously unpermitted deck.
